Occupancy, Co-Occupancy and Rental Policies

A member may choose to reside in their unit or designate someone else to reside in their unit with them. In any event, the member or the member and their designee must sign the SWCM Occupancy Agreement and submit it for Board approval. By signing the Occupancy Agreement, the signatories agree to abide by the rules of the Mutual and pay any assessments in a timely fashion. A Co-occupant is a person who is registered as a second occupant of a manor, excluding lessees. A co-occupant shall be registered with, and be approved by, the Mutual. They must reside with the Designated Occupant, and be either be fifty-five (55) years or older, a spouse, or Cohabitant of the Designated Occupant or meet other qualifications detailed in Section 18.2 E of the SWCM Policies Document. Subleasing or renting of Manors without the prior written permission of the Mutual is expressly prohibited. Rentals must be for a minimum of 30 days. Sublease assignment or sub-subleasing is prohibited. Putting your home up on any short term rental site (including, but not limited to - VRBO, AirBNB, Sublet, HomToGo, or RentCafe) is forbidden. These are homes in a community, not hotel rooms. Rentals for less than 30 days are not allowed for any reason and unregistered persons trying to come through the gate will not be allowed to enter.
