Alterations to Your Home
Many units within SWCM have undergone significant remodeling. Most changes to the original condition of a unit, such as opening walls, changing kitchen countertops, new plumbing or electrical work are referred to as "alterations".
All improvements and/or renovations have to be approved, not only the Rossmoor Alterations Department, but all work must be permitted and inspected by the City of Walnut Creek Building Department. Any workers and contractors must be licensed and insured. Be prepared with copies of their documents. Go first to the Alterations Department with what you have in mind. If they say that your plan is possible (within the rules of Rossmoor), the next step is to have plans drawn up to bring to both the Alterations Department and to the Walnut Creek Building Department. Approvals and Inspections by both parties will be required.
Virtually every alteration to the common area and the exclusive use common area (i.e. your Manor or Carport) is subject to approval by the Design and Review Committee of the Mutual. The Member can obtain general information about alterations, procedures to follow, fee schedules for permits, and a list of approved contractors from the Mutual Operations Division. Any alteration you make to your home, or that a prior owner has made, is your responsibility. Unauthorized alterations may subject you to financial and personal liability, including potential non-coverage by Mutual insurance policies. If you do not have approval of both Alterations and the WC Building Department, you may be required to remove the alteration and return it to the original condition before you will be allowed to sell your unit.
